Possibility is there and most agents will definitely pitch to you that they have past transactions that were sold above valuation including myself.

Nevertheless, before we go into that, we need to look into the fundamentals first. Importantly, there number of comparable units selling in the market currently as well as number of transactions in the past, how does this work out? If the number of transactions on average per month in the past 12 months is significant and there are not many units available for sale in the market, I'd say the possibility is relatively high to sell above the valuation because there is evident of high demand and low supply.

Otherwise, when buyers are given choices to select, then we need to look into how can we do to enhance the sellability of house and justify for the premium being commanded.

The valuation in whatever sources is only an estimated valuation based on recent transaction prices of that particular area. I have came across a unit that I purchased for my client where the indicative valuation is too low due to lack of past transaction records of similar units in that area and we end up purchasing it at a higher price. In terms of individual flat's marketability, factors such as interior, orientation, floor level and privacy of the unit plays a huge part in the demand of the unit. Simple economics of higher demand meaning higher selling price applies here. I could not advise you further without knowing the details of your flat.
